You must attach the following documents:

(Note: Plans must show that walls, doors or partitions will NOT be moved, removed or installed.)
(Note: Tradespeople (builders, carpenters, plumbers, electricians, tilers, etc) must be qualified.)
(Note: All contractors must hold public liability insurance.)

C. Installation of floorboards, tiles or hard floors

To prevent the transmission of noise between the apartments, all flooring must include an acoustic underlay and a report from an acoustic engineer on the product being used.

F. Declaration and Indemnity

By submitting this Renovation Application Form, the Owner(s) agrees to the following:

  1. The Owner warrants that all necessary permissions including building or planning permits have been obtained. (Note: Strata does not provide advice on regulatory obligations)
  2. The Owner indemnifies the Owners Corporation against-
    1. Any legal liability, loss, claim or proceedings in respect of any injury, loss or damage to the common property or to other property to the extent that such injury, loss or damage arises from or in relation to the Renovations;
    2. Any amount payable by way of increased insurance premiums by the Owners Corporation as a direct result of the Renovations;
    3. Any amount payable by way of increased fire safety compliance or local authority requirements as a direct result of the Renovations; and
  3. The Owner must, at the Owners cost:
    1. Properly maintain and keep the common property to which the renovation are erected or attached in a state of good and serviceable repair; and
    2. Properly maintain and keep the Renovations in a state of good and serviceable repair and must replace the Renovations (or any part of them) as required from time to time.
    3. Insure all works completed and make no claim on the Owners Corporation whatsoever regarding the Renovations
  4. If the Owner removes the Renovations or any part of the Renovations made under this Approval the Owner must at the Owners own cost, restore and reinstate the common property to its original condition.
  5. Any loss and damage suffered by the Owners Corporation or another lot owner as a result of completing the Renovations must be reimbursed to the affected party and may be recovered from the Owner as a debt due to the Owners Corporation or Owner upon demand with interest at the rate of 10% per annum until the loss and damage is made good.
